"This space is about community first." That's what FiftyFifty Brewing Co. co-founder Alicia Barr said the week her company's new flagship brewpub opened inside The Old Lumberyard on Church Street. Her move also set off a chain of changes on the block she left behind.

FiftyFifty didn't just open a bigger pub. It vacated a space it had held since 2007, and that space didn't sit empty. Neither did the fine-dining slot two blocks over on Donner Pass Road that's been building toward a second debut all year. Add it up and downtown Truckee has cycled through three addresses in under twelve months, which is a faster turnover than a town this size usually sees in a decade.

A Two-Decade Address Finally Changes

FiftyFifty poured its last pints at 11197 Brockway Road, inside The Rock shopping center, on February 7, 2026. The brewery had operated there since it opened its doors in 2007, and by its own founders' account had simply outgrown the room years earlier. Co-founder and CXO Alicia Barr had said the team probably outgrew that original location around five years before they finally moved, with expansion plans that dated back to 2018 and got shelved through the pandemic.

The replacement was six days away. FiftyFifty's flagship brewpub opened at 10242 Church Street on February 13, inside The Old Lumberyard, the mixed-use redevelopment built on the footprint of the old Truckee Tahoe Lumber Company yard, which had operated on that site from 1931 until it closed in 2020. The new space gave the brewery room to design pilot brewing and manufacturing from the ground floor up, something the Brockway Road taproom never had space for.

What Moved Into The Lumberyard

FiftyFifty wasn't the anchor tenant. It was one of five. By the time The Old Lumberyard held its Phase I grand opening celebration on May 23, the property had already filled out with DOPO, serving wood-fired pizza and handmade pasta, LivStudio Fitness, Ryan Group Architects, and Alpenthrow, an indoor axe-throwing venue. The grand opening itself drew a crowd for wine and pizza from DOPO, beer from FiftyFifty, ice cream from Super Swirl, and a live wood-carving demonstration from local artist Eric Englund.

As of the property's own February leasing update, two commercial spaces at The Old Lumberyard were still listed as available, suited for retail, dining, or creative studio use. That's worth knowing if you've been watching for what fills the last gaps in a project that's otherwise leased up in a single winter.

The Rock Didn't Wait for a Backfill

Here's the part that's easy to miss if you only followed the Old Lumberyard side of the story. The Brockway Road space FiftyFifty left behind didn't sit vacant for long either.

By May 1, a filing with the California Department of Alcoholic Beverage Control showed Dustin Hurley and Ezekiel Straw pursuing an alcohol license for a new concept called Truckee Prime, at the same address, Suites D1 through D4. Hurley already owns Truckee Brewing Company, which runs a brewery and taproom on Pioneer Trail along with a restaurant outpost on Soaring Way, so a brewing operation inside the old FiftyFifty shell wouldn't be a stretch. Hurley told a Sacramento outlet that more details were coming in about four months, which puts the likely reveal right around now.

A Third Address Is Turning Over at the Same Time

The Old Lumberyard and The Rock aren't the only downtown addresses in motion this year. A few blocks away at 10164 Donner Pass Road, Suites 2 and 3, a new restaurant called Matices has been rolling out in two stages. The social counter side opened first, earlier in the year, built around a raw bar and dry-age program with a menu that draws technique from Latin, French, and Japanese cooking. According to the restaurant's own site, the second, more formal tasting-style dining room is slated to open this fall, which means the version of Matices that hasn't opened yet is scheduled to arrive at almost exactly the moment you're reading this.

Three separate addresses, three separate timelines, all converging on the same stretch of downtown inside a single calendar year. That's the part that doesn't show up if you only read one press release at a time.

What's Still Open, What's Still Pending

Here is where each storyline stands:

  • The Old Lumberyard still has two commercial spaces open as of its most recent leasing update, so the property isn't done filling in.
  • Truckee Prime hasn't announced a menu, hours, or an opening date. The ABC filing and Hurley's own timeline are the only public signals so far.
  • Matices has already tipped its hand on timing. If the formal dining room hits its stated fall 2026 target, it'll be the third of these three storylines to close out this year, right behind FiftyFifty's Church Street opening and well ahead of whatever Truckee Prime turns out to be.

None of this required a single new building permit downtown. Every one of these openings landed inside a shell that was already standing, occupied by somebody else, as recently as last winter. That's the actual shape of downtown Truckee's turnover this year: not new construction stretching the town outward, but existing storefronts changing hands faster than most people are used to tracking.
